The Assam Cabinet sanctioned Rs 2,100 crore for the first phase of land acquisition for the Aerotropolis Satellite City project near Guwahati airport, out of an estimated Rs 4,000 crore needed in total. The project is being developed by the Guwahati Satellite City Development Authority, a wholly government owned special purpose vehicle, and acquisition talks with landowners are underway.
What this changes for a title check
For anyone checking title on land in the Aerotropolis Satellite City footprint near Guwahati airport, the operative record is the acquisition notification issued by the Guwahati Satellite City Development Authority, GSCDA, since that is the entity legally acquiring the land rather than the state government directly. The Chief Minister said the government has already acquired close to 3,000 bigha and that the remaining acquisition is being negotiated with consent rather than through a compulsory notification, so a title search should check whether a specific parcel falls under a signed consent deed or an unresolved compulsory acquisition proceeding. Since only the first phase of funding was approved, parcels outside the funded phase may sit in acquisition limbo for longer, which matters for any lender assessing timeline risk on adjoining land. The project also involves a separate land lease deed between the Assam Industrial Development Corporation and Indian Hotels Company for a Taj hotel near the Tata semiconductor site in Jagiroad, a related but distinct land record worth checking for anyone with interests nearby.
