Land acquisition has formally begun for Indian Oil Corporation's Rs 61,077 crore petrochemical complex at Paradip, nearly a year after the agreement was signed with the Odisha government. The project is IOC's largest single location investment and is intended to make Paradip one of India's primary petrochemical manufacturing hubs.
What this changes for a title check
For anyone checking title near the Paradip petrochemical complex site, the relevant record is the acquisition notification issued through the Odisha Industrial Infrastructure Development Corporation, IDCO, which typically handles land assembly for large industrial projects in the state before transferring it to the project company. Since acquisition only just began despite the agreement being signed roughly a year earlier, a title search on an affected parcel should confirm whether a specific plot has already received a formal acquisition notification or remains in the pre-notification survey stage, as the practical acquisition timeline and compensation trigger dates will differ sharply between those two stages. Lenders looking at land adjoining the complex, rather than land within the acquisition footprint, should also watch for likely follow on effects such as revised guideline values in the area once the project is confirmed, which can affect stamp duty on unrelated nearby transactions. This is a large dual feed petrochemical project covering a substantial area, so the acquisition is likely to proceed in stages rather than as a single event.
