Bhu naksha is the digitised village land map (cadastral map) that shows every survey, gat, khasra or plot number as an outlined parcel. Most states publish it on a BhuNaksha portal built by the National Informatics Centre (NIC): pick the district, tehsil or taluka and village, then search your plot number to see its shape and details. An online map is for reference. It does not fix boundaries on the ground. For a boundary dispute or a purchase, get the land measured by the survey office.
What is Bhu Naksha?
NIC describes BhuNaksha as a tool built by its Land Records Information Systems Division, under the Department of Land Resources, Ministry of Rural Development. It stores digitised parcel maps and lets revenue officials update them when a mutation changes a parcel, instead of only scanning and printing old maps. NIC's feature list includes "Easy ROR Integration" (linking the map to the record of rights) and "Map Printing in Any Scale".
In plain words: the naksha is the picture, and the 7/12, khatauni, jamabandi or pahani is the text. You need both.

Two states need a note:
- Telangana: The Bhu Bharati home page (bhubharati.telangana.gov.in) listed no map service among its public information services on 28 Oct 2026. Its services include Details of Land, Encumbrance Details and Prohibited Lands Details. See our Dharani and Bhu Bharati guide.
- Gujarat: NIC lists Gujarat under CollabLand (survey map digitisation), with no public map URL on that page. Gujarat land records are on AnyROR (anyror.gujarat.gov.in). See our AnyROR guide and check the portal for its current map option.
Portals change address. If a link fails, start from your state revenue department's home page, not from a search ad.
How do I see bhu naksha online? General steps
Most BhuNaksha portals share the same layout. The Maharashtra portal, for example, has a Location panel, a Search Plot No box, a Plot Info panel, Layers and Themes.
- Open your state's portal from the table above.
- Choose the location. Select district, then tehsil or taluka, then village. UP's portal, for example, asks for District, Tehsil, Village and Plot No.
- Find your plot. Type the survey, gat, khasra or plot number in the plot search box, or click the parcel on the map.
- Open Plot Info. The panel shows the parcel's details. On Maharashtra's portal it also has a Property Card Information section.
- Save or print. Check whether your portal offers a printable plot report. If you need a certified or digitally signed map, see the state notes below.
Bhu naksha with survey number or khasra number
The plot number on the map is the same number used in the land record: survey or gat number in Maharashtra, and khasra or plot number in many northern states. Take it from the state's land record (7/12, khatauni or equivalent). If you only know the owner's name, search the state's land record portal first, note the number, then open the map. For UP land records, see our UP Bhulekh guide. For MP, see our MP land records guide.
State notes
Maharashtra: 7/12 utara map
- View: mahabhunakasha.mahabhumi.gov.in. The Bhumi Abhilekh department's FAQ says survey number maps are available through the Bhu Naksha portal.
- Digitally signed map: The digital satbara portal (digitalsatbara.mahabhumi.gov.in/dslr) lists "MH DIGI Maps" with the digitally signed 7/12, 8A, property card and K-Prat. The fee for maps was not stated on the pages we checked.
- Measurement: The department lists e-Mojani for land measurement applications.
- Mumbai Suburban: The district website publishes land record maps for its City Survey offices (page last updated 2018).
For reading the 7/12 itself, see our revenue records guide.
Karnataka
Karnataka's Survey, Settlement and Land Records department runs Revenue Maps Online at landrecords.karnataka.gov.in/service3. You select District, Taluk, Hobli and Village, and choose "Cadastral Maps" or "Geo-referenced Cadastral Maps". Results come as PDF and KMZ files. A KMZ file opens in Google Earth, which is how people get a "bhu naksha on Google map" view.
Bihar
BhuNaksha Bihar groups maps by survey. Under Special Survey it lists First Map, Boundary Verified Map, Khanapuri Updated Map, Draft Published Map, Draft Final Published Map and Final Published Map. Under Old Survey it lists Cadastral Survey, Revisional Survey, Chakbandi Survey and municipal surveys. Check which map stage your village is at. A draft map can still change.
Uttar Pradesh, Rajasthan, Jharkhand, Chhattisgarh, Odisha and others
These run the standard NIC BhuNaksha viewer. Select the location and search the khasra or plot number. Then read the same number in the state's record of rights. UP's land record portal is upbhulekh.gov.in.
Tamil Nadu
Tamil Nadu's portal (collabland-tn.gov.in) runs on NIC's CollabLand software, which NIC lists for the digitisation of survey maps (FMB). Use it with the patta record. See our patta and khata guide.
How do I read a bhu naksha?
A cadastral map is a drawing of parcels. Read it in this order.
| What you see | What it means | What to check |
|---|---|---|
| Numbers inside each shape | Survey, gat, khasra or plot numbers | Your number matches the land record and the deed |
| Lines between shapes | Recorded parcel boundaries | The shape matches what you see on site |
| Sub-divisions inside a number (1/A, 1/B) | Parts of a survey number after partition or sale | Your part is the one in the deed |
| Roads, nallas, streams | Access and natural features | The plot has recorded access |
| Village boundary | Edge of the revenue village | The plot is in the village the deed names |
| Scale bar | Distance on the map | Rough sizes only; do not measure title from it |
Match the map with the record
- Area. Compare the parcel's size with the area on the 7/12, khatauni or pahani. A big difference needs an explanation.
- Neighbours. The deed's boundary schedule (north, south, east, west) should match the numbers around your parcel.
- Access. If the map shows no road touching your parcel, ask how you will reach it. Check the "other rights" column for a recorded right of way.
- Government or public land nearby. Parcels marked for roads, water bodies or public use cannot be sold. See our prohibited property guide.
Red flags on a land map
- The seller's plot number is not on the map, or sits in a different village.
- The parcel shape on the map is very different from the site.
- The plot has no recorded access.
- The plot overlaps a nalla, road or water body.
- The map is a draft stage (as in Bihar's Special Survey) and the seller relies on it.
Is an online bhu naksha legally valid?
Treat the free online view as a reference copy. Where a state offers a certified or digitally signed map (for example, Maharashtra's MH DIGI Maps), use that copy for official work. A map shows the recorded shape of a parcel. It does not prove who owns it, and it does not replace a measurement by the survey office. Ownership is proved from the registered deeds and checked against the land record. Our property due diligence checklist lists the other checks.
Watch out for unofficial "bhu naksha app" results
Many results for "bhu naksha app download" and "bhu naksha satellite map" are private apps and websites, not government portals. Use the official URLs in the table above, which work in a phone browser.

Frequently asked questions
Bhu naksha kaise dekhe?
Open your state's BhuNaksha portal from the table above. Choose district, tehsil and village, then type your khasra or survey number in the plot search box. Click the parcel and open Plot Info.
Can I see bhu naksha by owner name?
Most map portals search by plot number. Find the number first on the state's land record portal (7/12, khatauni, jamabandi) by name, then open the map.
How do I download a village map PDF?
Karnataka's Revenue Maps Online gives PDF and KMZ files for each village. Maharashtra offers digitally signed MH DIGI Maps on the digital satbara portal. On other portals, check for a printable plot report.
Can I see bhu naksha on Google Maps?
Not directly on most portals. Karnataka's KMZ files open in Google Earth. A satellite overlay is a rough guide only.
Is the bhu naksha the same as the 7/12 map?
In Maharashtra, the map for a 7/12 survey or gat number is on mahabhunakasha.mahabhumi.gov.in. The 7/12 is the text record; the naksha is the drawing of the same parcel.
What is a cadastral map?
A cadastral map shows land parcels with their survey or khasra numbers and boundaries, at village level. Bhu naksha portals show cadastral maps.
Does Telangana have a bhu naksha portal?
On 28 Oct 2026, the Bhu Bharati home page did not list a public map service. Check bhubharati.telangana.gov.in for updates.
