State DD & Registration

Last verified 28 Oct 2026 against banglarbhumi.gov.in, the official portal of the Land and Land Reforms and Refugee Relief and Rehabilitation Department, Government of West Bengal (home page, service menus and the portal's own help text), and igr.wb.gov.in (Directorate of Registration and Stamp Revenue). We did not log in, so the result screen itself is described from the portal's help text.

To check land records in West Bengal, open banglarbhumi.gov.in, sign in as a citizen, go to Citizen Services → Know Your Property, select the district, block and mouza, and search by khatian number or plot (dag) number. The portal's help text calls the result "live data" that changes as the records change. For a copy a bank or court will accept, request a certified ROR or Plot Information copy from the same portal. Then check deeds separately, because a khatian is a revenue record, not a deed register.

What is a khatian, a dag and a mouza?

Most buyers meet three Bengali land words on day one. Here is what each one means on Banglarbhumi:

WordWhat it isWhere you see it
MouzaThe revenue village. Every search starts with district → block → mouzaKnow Your Property, map requests
KhatianThe Record of Rights (RoR) for a holding: who the land office records as holding the land, and which plots the holding includes"Search By Khatian"
DagThe plot number inside the mouza. One khatian can hold many dags"Search By Plot"
Hal dag / Sabek dagHal = current LR plot number. Sabek = older RS plot numberRS-LR Information

If you came here searching "khasra khatauni West Bengal", that is the Uttar Pradesh name for similar records. In West Bengal, the equivalent records are the khatian and the dag. For a national comparison, see our guide to revenue records in India.

How do I check land records online in West Bengal? Step by step

  1. Open the portal. Go to banglarbhumi.gov.in. It loads the home page at BanglarBhumi/Home.action. You can switch between English and বাংলা at the top.
  2. Sign in as a citizen. Click Citizen Services. The portal asks you to log in first ("Please Login and then click Citizen Services"). New users click Sign Up and create a username and password. The login form may also ask for a captcha code or an OTP.
  3. Open Know Your Property. Under Citizen Services, click Know Your Property.
  4. Select district, block and mouza. The names show in colour. Green means centrally co-located live data. Blue means legacy data. Black means no data is available for that mouza.
  5. Choose Search By Khatian or Search By Plot. Enter the number in two parts. If the number is 495/1, type 495 before the slash and 1 after it. If there is no slash (for example 49501), type the whole number in the first box.
  6. Enter the captcha and view. The department says Know Your Property shows the live status of the recorded property, with plot maps that show adjacent plots and the land classification. The help text says: "This is live data." It changes as and when the records change.
  7. Save it and note what you see. If the screen says "No Record Found", the record is either not available or the entry is wrong. Recheck the mouza and number before you assume the land does not exist.

Look for "CC" on the result. The portal's help text says CC indicates Court Case against the Plot of a Khatian. A CC mark is a stop sign for a buyer until a lawyer reads the case.

How do I convert an old RS dag number to the new LR dag?

Older deeds and family papers may quote the RS (sabek) plot number. Today's khatian uses the LR (hal) plot number. Use RS-LR Information on Banglarbhumi:

  • Sabek Dag → Hal Dag (LR Plot No.) when you hold an old number.
  • Hal Dag → Sabek Dag (RS Plot No.) when you want to trace the plot back.

Search with the converted number. A search with the wrong series is a common reason for "No Record Found".

How do I get a certified khatian (RoR) copy in West Bengal?

The Know Your Property screen is for information. For a bank, a court or a sale file, get a certified or digitally signed copy. The portal's help text gives this process:

  1. Go to Service Delivery → ROR Request (for the khatian), Plot Info. Request (Plot Information) or Plot Map Request.
  2. Fill in the details and click Calculate Fee.
  3. Pay through GRIPS (the state payment gateway). With net banking or a debit card, you get the receipt at once.
  4. If you chose GRIPS counter payment, or the payment went through but the portal did not respond, use Request GRN Search to verify the payment.
  5. Download the signed copy from Signed ROR/PI/PLM Copy(s). The portal advises opening it in Adobe Acrobat Reader and allowing pop-ups.

Fees: the portal does not print a flat fee on its help page. The amount appears when you click Calculate Fee, before you pay.

How do I check mutation status on Banglarbhumi?

Mutation is the change of the owner's name in the khatian after a sale, gift or inheritance. Banglarbhumi has three status tools:

ToolUse it to
Mutation StatusTrack a mutation application you or the seller filed
Mutation Case StatusCheck the case stage at the land office
Mutation Plot Khatian StatusSearch by khatian, plot-khatian, or mutation date

The portal also lists Conversion Status and Warish Status (warish = legal heir).

Do I still need to apply for mutation after registration?

Often not. The department says its land records are integrated with the registration offices for automated mutation. The portal's "SoP for disposal of Mutation" says:

  • After registration at the Registration Office, the deed is sent electronically to the BL&LRO office. There is no need to file a separate mutation petition.
  • Where the seller is the recorded owner, no hearing or enquiry is held. The buyer's name is mutated in the RoR, and the buyer gets an intimation on the registered mobile number.
  • Other cases are referred to the ULC/LA authorities. If no reply comes within 14 days, the SoP says it is presumed there is no objection.
  • The SoP says disposal of a mutation should not exceed 60 days.

Still check. A buyer should confirm on Mutation Status that the name has actually changed. If you need to apply yourself, the portal's process is: Online Application → Mutation Application, upload one PDF per document item, then Fees Payment through GRIPS. For the general picture, see our property mutation guide.

Bhu Naksha West Bengal: how do I see the mouza map?

People search "bhu naksha West Bengal", but Banglarbhumi offers maps through its own services:

  • Mouza Map Availability Details: check map availability for the mouza. Its fields include the LR and RS sheet numbers.
  • Mouza Map Request and Plot Map Request: order the map sheet for a mouza or a single plot.

Match the map to the khatian: plot number, shape and neighbours. For how land maps work across states, read our Bhu Naksha state-wise guide.

Is there a Banglarbhumi app?

The portal home page links to a Google Play listing for a Banglarbhumi app. When we opened that listing on 28 Oct 2026, Google Play showed "Not found". Use the website on your phone's browser instead. Searches for "land records West Bengal app" lead to many unofficial apps; do not enter your login details in them.

What should I check in West Bengal land records before buying?

A khatian tells you who the land office records as the owner. It does not prove the seller can give clean title. Run this list:

CheckWhereRed flag
Seller is the recorded ownerKnow Your PropertySeller's name missing, or a different guardian name
Share matches what is soldKhatianSeller sells more than their recorded share
Court case flagKnow Your PropertyCC against the plot
Land classificationKhatian / Land ClassificationRecorded classification does not match how the land is used or what you plan to build
ConversionConversion StatusUse changed without a conversion order. The portal's SoP for conversion says the Collector decides the case under Section 4C of the WBLR Act
WetlandsPlot locationLand inside the East Kolkata Wetlands area. The portal says conversion there needs sanction under Section 9 of the EKWMA Act, 2006
Pending mutationMutation Status / Mutation Plot Khatian StatusOpen mutation or objection on the same plot
Inherited landWarish StatusAll legal heirs not recorded, or one heir sells alone
Khatian typeKhatian detailsThe portal's labels include Normal, Lease and FHTD khatians. If it is not a normal khatian, ask what limits apply
Land revenue paidNo Due CertificateNo certificate. The portal says it needs no fees and no documents, and it is generated if khajna (land revenue) was paid online for that khatian
Government landKhatian ownerState or a department recorded as owner. See prohibited property checks
Deeds and loansigr.wb.gov.in + CERSAIMortgage or sale deed not disclosed by the seller

The deed search is a separate step. Banglarbhumi does not give an encumbrance certificate. Our West Bengal encumbrance certificate guide shows how to search deeds on igr.wb.gov.in. Then check bank charges with a CERSAI search.

Trace the chain. Match each sale deed to a mutation in the khatian, back at least 30 years. Our chain of title guide shows how. A lender will expect the same standard in a 30-year title search report.

Frequently asked questions

What is the official website for land records in West Bengal?

banglarbhumi.gov.in, run by the Land and Land Reforms and Refugee Relief and Rehabilitation Department, Government of West Bengal.

Do I need to log in to see a khatian on Banglarbhumi?

Yes. On 28 Oct 2026, the portal asked for a citizen login before it opened Know Your Property and the other Citizen Services. New users can create a login with Sign Up.

What does "No Record Found" mean?

The portal says it means the record is either not available or the entry is invalid. Check the mouza colour (black = no data), the khatian or plot format (the slash split), and the RS or LR series.

What does CC mean in Banglarbhumi?

CC indicates a court case against that plot of the khatian. Get the case details checked before you pay any advance.

What is the difference between RS and LR dag numbers?

RS (sabek) is the older plot number. LR (hal) is the current plot number. Use RS-LR Information on Banglarbhumi to convert between them.

How do I get a certified copy of a khatian?

Use Service Delivery → ROR Request, calculate the fee, pay through GRIPS and download the signed copy from Signed ROR/PI/PLM Copy(s).

Is a khatian proof of ownership?

No. It is a revenue record of who holds the land. Ownership comes from the chain of registered deeds. Read both together.

Can I get an encumbrance certificate on Banglarbhumi?

No. Banglarbhumi holds land records, not deeds. For an encumbrance check, search the deed index on igr.wb.gov.in. See our West Bengal EC guide.

How do I pay khajna (land revenue) online?

Sign in on Banglarbhumi and look under Online Application for the Land Revenue (Khajna) services. Once khajna is paid online for a khatian, the portal can generate a No Due Certificate for it.
