Property Verification in Lucknow: What a Lawyer Checks Before You Buy

Last verified 28 Oct 2026 against igrsup.gov.in (Stamp and Registration Department, UP), upbhulekh.gov.in, upbhunaksha.gov.in, ldalucknow.in (Lucknow Development Authority), lmc.up.nic.in (Lucknow Nagar Nigam), up-rera.in, the UP Revenue Code, 2006 (Sections 34 and 35), and reports on the UP Nazul Properties Ordinance and Bill, 2024 by LiveLaw, Verdictum and IANS.

Property verification in Lucknow means checking four sets of records before you pay: registered deeds on IGRS UP (igrsup.gov.in), the khasra-khatauni on UP Bhulekh, the Lucknow Development Authority and Nagar Nigam records for urban property, and UP RERA for any new project. A property verification lawyer reads these records against the seller's documents and tells you, in writing, whether the title is clear. Most of the searches are online. The judgment of what a mismatch means is the part you pay a lawyer for.

What does a property verification lawyer in Lucknow check?

A good title check answers five questions.

  1. Does the seller own it? The lawyer traces the chain of sale deeds back over the search period your bank or buyer needs. See what a 30-year title search report covers.
  2. Do the records agree? The name in the sale deed should match the khatauni (for revenue land), the LDA record (for authority plots) and the Nagar Nigam house-tax record (for built property).
  3. Is it free of loans and charges? The lawyer reads the registered transactions and asks for a closure letter for every old loan.
  4. Is it legally usable for what you want? Land use, layout approval and building map approval matter as much as ownership.
  5. Is there a court case? Pending suits do not appear in registration records. They need a separate court search.

Which documents are needed for property verification in Lucknow?

DocumentWhy it mattersWhere it comes from
Sale deed of the seller, plus earlier link deedsThe chain of ownershipSeller; certified copies from igrsup.gov.in
भारमुक्त प्रमाणपत्र (encumbrance certificate)Registered transactions on the propertyigrsup.gov.in or the Sub-Registrar office
Khasra and khatauni (खसरा, खतौनी)Recorded owner of land in the revenue recordupbhulekh.gov.in; tehsil for a certified copy
LDA allotment letter, lease or freehold deed, mutationFor LDA scheme plots and flatsSeller; ldalucknow.in
Approved building mapWhether construction is approvedLDA
House tax bill and receiptsDues and the name in the municipal recordlmc.up.nic.in
UP RERA registration numberFor under-construction or new projectsup-rera.in
PAN of both partiesIGRS UP lists PAN or Form-60 as needed for transfer of property worth ₹10 lakh or moreParties

For agricultural land, IGRS UP's list of documents for registration adds: a copy of the khasra and khatauni, a map with a declaration about activities within 200 metres of the land, and a no-objection certificate from the District Magistrate or competent officer where a Scheduled Caste or Scheduled Tribe owner transfers land to a person outside those groups. For every transfer of immovable property, IGRS UP also asks for a route chart (a short sketch of the path to the property) and a GPS photograph of the property.

How do I do an online registry check in Lucknow? Step by step

  1. Open igrsup.gov.in. The Stamp and Registration Department's site lists "सम्पत्ति/रजिस्ट्री खोज (e-Search)" as an online service.
  2. Search the registry. e-Search works on the party's name, the registration number or the khasra number. Search the seller's name, then each earlier owner in the chain.
  3. Apply for the भारमुक्त प्रमाणपत्र. This is the UP encumbrance certificate, also called the "barah sala" (12-year) certificate. Our UP encumbrance certificate guide walks through the form.
  4. Check the prohibited property list. Open निषेधित संपत्तियाँ on the same site. See also our guide to prohibited property lists.
  5. Pull the khatauni. On upbhulekh.gov.in, choose the district, tehsil and village, then search the khatauni by the details the portal offers (such as khata number, gata/khasra number or owner name). Compare the owner and the area with the sale deed. More on reading it in our UP circle rate and Bhulekh guide.
  6. Check the map. For rural land, use the Bhu-Naksha link (upbhunaksha.gov.in). IGRS UP also links a GIS map for urban property.
  7. Check LDA and Nagar Nigam. Use Property Search and Know your land use on ldalucknow.in, and Know your house tax on lmc.up.nic.in.
  8. For a new flat, check UP RERA. Search the project on up-rera.in. See how to verify RERA registration.

Mutation of property in Lucknow: three different records

"Mutation" in Lucknow can mean three separate entries. A buyer usually needs the one that matches the property type.

Property typeRecordOffice
Revenue land (khatauni)Dakhil kharij (दाखिल-खारिज)Tahsildar of the tehsil where the land lies
LDA scheme plot or flatLDA recordLDA, through Online Mutation on ldalucknow.in
Built property in the cityHouse-tax record (भवन का नामान्तरण)Lucknow Nagar Nigam

For revenue land, Section 34 of the UP Revenue Code, 2006 says every person who obtains possession of land by transfer shall report it to the Tahsildar. Under Section 35, the Tahsildar issues a proclamation, inquires, and directs the khatauni to be amended if the case is not disputed. If it is disputed, the Tahsildar decides it. Treat mutation as a record entry and still check the full title chain. Our property mutation guide explains the general process.

Lucknow-specific pitfalls

Nazul land

Nazul land is defined in the UP Nazul Properties (Management and Utilization for Public Purposes) Ordinance, 2024 as "any land or building which is the property of Government on the basis of public records." Such property is often held on a government lease. Here is what was reported in 2024:

DateEventReported by
7 March 2024Ordinance notified, barring conversion of Nazul land to freehold in favour of private persons or companiesLiveLaw
22 March 2024Allahabad High Court issued notice on a challenge to the ordinance's validity and said no coercive steps against the petitioners without its leaveVerdictum
31 July – 1 August 2024The Assembly passed the Nazul Properties Bill, 2024, then the Legislative Council sent it to a Select CommitteeSocial News XYZ (IANS)

We could not confirm what happened after that: whether the bill became law, whether the ordinance is still in force, or how the court case ended. If any document in the chain mentions Nazul, a lease from the government, or a freehold conversion, get a lawyer to confirm the current legal position before you pay.

Plots on land still recorded as agricultural

Some plots are sold on land that the khatauni may still record as agricultural. If the khatauni and the sale deed describe the land differently, ask how the use changed and get it checked. Our guide to agricultural to non-agricultural conversion explains why this matters.

Land use and layout approval

A clean title does not make a plot buildable. Check the plot's land use on LDA's Know your land use tool and the Master Plan map before you buy. Then ask for the approved layout or building map.

Khasra number mismatches

Old deeds may quote a khasra number that has since been split or renumbered. If the e-Search or khatauni does not match the deed, ask for the revenue order that changed it.

House tax in another name

If the Nagar Nigam record still shows an earlier owner, the chain may have a gap. The record can also show unpaid dues that the buyer may have to settle.

Lucknow red flags: stop and check

  • The seller's name is not in the khatauni, LDA record or house-tax record.
  • A chain document is a power of attorney or an unregistered agreement, not a sale deed.
  • The property appears in the IGRS UP prohibited list.
  • The khatauni shows a different area from the sale deed.
  • Any mention of Nazul, a government lease or a pending freehold application.
  • A new project with no UP RERA registration.
  • An old loan with no closure letter.

How do I choose a property verification lawyer near me in Lucknow?

You do not need a famous name. You need a clear, written report. Ask any lawyer these questions before you engage them:

Frequently asked questions

How do I verify property documents in Lucknow online?

Use igrsup.gov.in for registry e-Search, the encumbrance certificate and the prohibited list. Use upbhulekh.gov.in for khasra-khatauni, ldalucknow.in for LDA plots and land use, lmc.up.nic.in for house tax, and up-rera.in for new projects.

What is the encumbrance certificate called in UP?

भारमुक्त प्रमाणपत्र. The IGRS UP site lists it with "बारह साला" (12-year). Apply online on igrsup.gov.in.

How do I check khasra khatauni in Lucknow?

Open upbhulekh.gov.in, choose Lucknow district, the tehsil and the village, then search with the details the portal asks for, such as the khata number, the gata (khasra) number or the owner's name.

Where is mutation of property done in Lucknow?

It depends on the property. Revenue land: dakhil kharij at the tehsil under the UP Revenue Code. LDA property: Online Mutation on ldalucknow.in. Built city property: भवन का नामान्तरण at Lucknow Nagar Nigam.

Is a registered sale deed enough for plot verification in Lucknow?

No. Check the full chain, the encumbrance certificate, the khatauni or LDA record, land use, and court cases. A registered deed alone does not show that every earlier owner had title.

Can I check house tax dues in Lucknow online?

Yes. Lucknow Nagar Nigam's site has Know your house tax and Pay your house tax services.

The short version

In Lucknow, read the deed chain on IGRS UP, the khatauni on Bhulekh, and the LDA or Nagar Nigam record, then check Nazul status, land use and courts. If you want this done as one written report, you can order a title search or legal opinion on legiscore.in.
