EC Telangana Online: How to Get an Encumbrance Certificate (2026)

EC Telangana online in 2026: steps on registration.telangana.gov.in, the ₹500/₹1,000 fee, records from 1983, Form 15 vs 16, Bhu Bharati for farmland, and what a clean EC misses.

State EC Guides

Last verified 28 Oct 2026 against registration.telangana.gov.in, the Telangana Table of Fees and the Telangana Registration Rules.

To get an EC in Telangana online, open registration.telangana.gov.in, choose Encumbrance Search (EC) under Online Services, log in as a citizen and confirm the OTP. The Registration Department's fee is ₹500 for a search of up to 30 years and ₹1,000 for more than 30 years, per certificate. An EC lists only documents registered with the Registration Department, so a clean or "nil" EC is not proof of clear title.

What is an encumbrance certificate in Telangana?

The Registration Department's own FAQ defines it simply: an EC is "a record showing registered transactions pertaining to a property." Every sale, mortgage, gift or other deed registered at a Sub-Registrar Office is indexed against the property, and the EC is generated from that index.

Two things follow from that definition:

  1. Only registered documents appear. The same FAQ says unregistered transactions "are not included in this certificate since such details are not available with Registration Department."
  2. The search is only as good as the property description. The certificate covers what matches the details you give. More on this below.

IGRS Telangana is the common name for this Registration and Stamps Department portal, so "IGRS Telangana EC" and "EC Telangana online" lead to the same service. For the national picture, see our complete encumbrance certificate guide.

How do I get EC Telangana online? Step by step

  1. Open the portal. Go to registration.telangana.gov.in and click Encumbrance Search (EC) under Online Services.
  2. Log in as a citizen. The link opens the department's login page. Choose user type Citizen, then enter your mobile number or email, your password and the captcha. First-time users click New Users? Register.
  3. Confirm the OTP. The portal sends an OTP to your registered mobile. If the SMS does not arrive, the department's notice asks users to use the DOTP in the T-Registration mobile app.
  4. Enter a registered document. The online search starts from a known deed: its document number, registration year and SRO. Take these from the registration details on the seller's sale deed or link deed.
  5. Set the period of search. Online records start from 1 January 1983. Choose the full period your bank or lawyer needs.
  6. Select the property and submit. Confirm the property schedule entries the portal shows, complete the captcha and submit.
  7. Save the Statement of Encumbrance. Print or save the result as a PDF. It lists every registered document found for that property in the period.

Need an EC issued by the office instead? Apply at the SRO, the District Registrar office or a MeeSeva centre. The department's EC application form asks for the village, mandal, district, door/plot/survey number, extent, boundaries, document number and the period of search. Download it from the portal under Downloads → EC APPLICATION.

What if I do not have the document number?

Use the seller's title deed: the document number, year and SRO are part of its registration details. If that deed is old or missing, apply at the SRO or a MeeSeva centre with the full property description instead. You can also get a certified copy of any registered deed (Online Services → Certified Copy). See how to get certified copies of lost documents.

How much does an EC cost in Telangana?

The fee is fixed in the Telangana Table of Fees under Section 78 of the Registration Act, 1908, in force from 2 September 2021. It is still the fee table the portal publishes on 28 Oct 2026.

ServiceFee
Search and issue of EC: up to 30 years₹500 per certificate
Search and issue of EC: more than 30 years₹1,000 per certificate
Search and issue of a certified copy of a document₹500 per certificate

Two practical points:

  • The fee does not change between 1 and 30 years. A 30-year search costs the same ₹500 as a 5-year search, so there is no fee reason to search a shorter period.
  • Older guides are out of date. Tables that charge ₹100 to ₹300 by decade, or quote "Tatkal" EC charges, do not match the department's published fee table.

MeeSeva centres may add a user charge. When our team ran the online search on the portal in 2026, it asked for no payment. The fee above applies to an EC searched and issued by the office.

Form 15 vs Form 16: which EC will I get in Telangana?

Many banks and guides use the names Form 15 and Form 16. Telangana's Registration Rules do not number them that way. Appendix VII of the rules (Rules 140 and 141) has two certificates:

Common nameName in the Telangana rulesWhat it says
"Form 15"Certificate of Encumbrance on PropertyLists each registered act found: description of property, date of execution, nature and value of the document, executant, claimant and document reference
"Form 16"Nil Certificate of Encumbrance on PropertyStates that "no act or encumbrance affecting the said property has been found" in the period searched

You do not choose between them. The office issues the one that matches the result of the search. For the full comparison, read Form 15 vs Form 16 encumbrance certificate.

How many years of EC should I ask for?

Ask your bank or lawyer for the exact period. Most title checks need the full chain of ownership, and the fee is the same ₹500 for any period up to 30 years. If the property's history goes back before 1983, the online records will not reach it, so apply at the SRO for the older years. Our guide on 13-year vs 30-year title chain verification explains what each period proves.

EC for agricultural land in Telangana: IGRS or Bhu Bharati?

Check both.

  • Bhu Bharati replaced Dharani. The Telangana government launched the Bhu Bharati portal on 14 April 2025 to replace Dharani. The Telangana Bhu Bharathi (Record of Rights in Land) Act, 2025 came into effect the same day and replaced the Rights in Land and Pattadar Pass Books Act, 2020.
  • Bhu Bharati has its own encumbrance records. Its public services include Encumbrance Details, Registered document details, Details of Land and Prohibited Lands Details. It also lists EC Details Before Dharani, but that link was not working on 28 Oct 2026.
  • The Registration Department EC still matters. Deeds registered at an SRO appear in the registration.telangana.gov.in EC, not in the Bhu Bharati record.

For farmland, run the IGRS EC and the Bhu Bharati encumbrance check for the same survey number, and compare them. See our Dharani to Bhu Bharati land records guide.

What a clean EC does not show

A nil or clean EC means "no registered document was found for the property as you described it, in the period you searched." It does not mean the title is clear. The department's FAQ says it plainly: "EC cannot be taken as a sole criterion to buy a property or lend money." These are the gaps, and how to check each one:

GapWhy the EC misses itHow to check
Pending court cases (lis pendens)A suit is filed in a court, not registered at an SRO, so it never enters the EC index. Under Section 52 of the Transfer of Property Act, a buyer during a pending suit is bound by its result even without notice. The Supreme Court confirmed this in G.T. Girish v. Y. Subba Raju (2022).Search eCourts by the seller's name and the property. See EC shows nothing but the property is under litigation.
Unregistered dealsUnregistered agreements, family arrangements or loans secured by handing over original deeds are not with the Registration Department.Ask for all original deeds, check who holds them, and question any missing original.
A different property descriptionAppendix VII of the rules says that if a registered document describes the property differently from your application, "transactions evidenced by such documents will not be included."Search every variant: old and new survey numbers, sub-divisions, door numbers and plot numbers. See survey number and khata mismatches.
Records before 1983The online search starts from 1 January 1983.Apply at the SRO for the older period.
Agricultural land deals on Dharani or Bhu BharatiThose transactions sit in the Revenue Department's records.Check Encumbrance Details on Bhu Bharati.
Government or prohibited landProhibited lists are kept separately.Use Prohibited Property on registration.telangana.gov.in and Prohibited Lands Details on Bhu Bharati.

A clean EC is one good signal, not a clearance. For the full checklist, read why a clean EC is not enough and our lis pendens guide.

How do I read a Telangana EC?

Each entry follows the columns in the rules: property description, date of execution, nature and value of the document, executant (the person giving), claimant (the person receiving) and the document reference. Check four things:

  1. The last claimant is your seller. If the latest sale names someone else, stop.
  2. Every mortgage has a matching release. An old mortgage with no release deed can be a live loan or a stale entry. See EC shows an old mortgage never cancelled.
  3. No sale appears twice. Two sales of the same property by the same owner is a known fraud pattern. See double registration fraud.
  4. Gaps make sense. A year with no entries can be genuine or a missing record. See EC gap years.

More detail: how to read an encumbrance certificate.

Common problems with EC Telangana online

  • The OTP does not arrive. The department's own notice points users to the DOTP in the T-Registration app.
  • "No data found", or a nil result you did not expect. Check that you chose the SRO where the deed was registered. Then check the document number and year, and try the other property-description variants.
  • Your period starts before 1983. The online records will not cover those years. Apply at the SRO.
  • A bank or court needs a certified EC. Ask whether they accept the online statement. If not, apply at the SRO or a MeeSeva centre (₹500 up to 30 years).
  • Anything else. Call the toll-free helpline 1800 599 4788, or message 82476 19983 on WhatsApp.

How LegiScore checks a Telangana property

LegiScore runs the Telangana EC search on the registration portal, reads every entry, and puts it next to the title chain from the deeds and a court-case check. Each problem above (an unreleased mortgage, a seller who is not the last claimant, a pending suit) comes back as a flagged finding in one report. Before you pay a token advance, get a LegiScore title check. For the wider checklist, see property due diligence in Telangana.

Frequently asked questions

How do I get EC Telangana online?

Open registration.telangana.gov.in and choose Encumbrance Search (EC). Log in as a citizen, confirm the OTP, enter the document number, year and SRO, set the period and submit. Save the Statement of Encumbrance as a PDF.

What is the EC fee in Telangana?

₹500 per certificate for a search of up to 30 years, and ₹1,000 for more than 30 years. This is the Table of Fees in force from 2 September 2021. MeeSeva centres may add a user charge.

How long does an EC take in Telangana?

The department's Citizen's Charter sets 1 hour for an EC from computer records and 24 hours from manual (older) records at the office. The online search gives the statement in the same session.

From which year is EC available online in Telangana?

From 1 January 1983. For earlier years, apply at the Sub-Registrar Office that holds the records.

Is IGRS Telangana EC the same as registration.telangana.gov.in?

Yes. IGRS Telangana is the common name for the Registration and Stamps Department's portal at registration.telangana.gov.in, where the Encumbrance Search (EC) service runs.

Can I get an EC in Telangana without the document number?

Not easily online, because the online search starts from a registered document. Apply at the SRO or a MeeSeva centre with the full property description: village, mandal, district, survey/door/plot number, extent and boundaries.

Does a nil EC mean the property is safe to buy?

No. A nil EC means no registered document was found for the property as described, in the period searched. It does not show court cases, unregistered deals, documents that describe the property differently, or records before 1983. The department itself says an EC "cannot be taken as a sole criterion to buy a property or lend money."

Does the Dharani portal still give EC in Telangana?

No. Bhu Bharati replaced Dharani on 14 April 2025. For agricultural land, check Encumbrance Details on bhubharati.telangana.gov.in, and run the Registration Department EC as well.

Is the Andhra Pradesh EC process the same?

No. Andhra Pradesh has its own portal and rules. See our Andhra Pradesh EC online guide.
