Last verified 28 Oct 2026 against the Telangana Table of Fees (registration.telangana.gov.in), the Andhra Pradesh Table of Fees (G.O.Ms.No.463, published on registration.ap.gov.in), the TNREGINET "Duties and Fees" page, the Kaveri 2.0 portal FAQ, the Goa Registration Department's Public Services page, the Assam Sewa Setu service page, the Delhi Revenue Department's Non-Encumbrance page, and the Kerala, Odisha and Gujarat EC guides on their official portals.
EC fees in India are small, but each state sets its own, and most charge by the number of years searched. Telangana charges a flat ₹500 for up to 30 years, and Andhra Pradesh's published table charges ₹200. Tamil Nadu and Karnataka charge ₹30 for the first year and ₹10 for each later year, plus small fixed fees. Goa charges ₹100 per certificate plus ₹20 per year. Delhi's Revenue Department charges no fee for its non-encumbrance certificate. Kerala, Odisha and Gujarat calculate the fee on the portal from your search details.
We list a figure only where we read it on an official fee table or portal page on 28 Oct 2026. For every other state, the table says "check portal".

Telangana EC fee: ₹500 up to 30 years
The Telangana Table of Fees under Section 78 of the Registration Act, 1908, in force from 2 September 2021, prescribes for "Conducting search and issue of Encumbrance Certificates":
| Period searched | Fee |
|---|---|
| Up to 30 years | ₹500 per certificate |
| More than 30 years | ₹1,000 per certificate |
The same table charges ₹500 per certificate for a search and certified copy of a document. Because the fee is flat up to 30 years, a 30-year search costs the same as a 5-year search. The Citizen's Charter sets 1 hour for an EC from computer records and 24 hours from manual records. Full steps: Telangana EC guide.
Andhra Pradesh EC fee: ₹200 up to 30 years
The Table of Fees on registration.ap.gov.in (G.O.Ms.No.463, Revenue (Registration-I) Department, dated 17 August 2013) prescribes for "Conducting search and issue of Encumbrance Certificates":
| Period searched | Fee |
|---|---|
| Up to 30 years | ₹200 per certificate |
| More than 30 years | ₹500 per certificate |
The same table charges ₹200 for a search and certified copy of a document. AP's MeeSeva user manual (dated 2018) adds a ₹35 user charge when you get the EC at a MeeSeva centre. The free "EC For Information Only" search is on registration.ec.ap.gov.in. See our AP EC guide.
Tamil Nadu EC fee: per year, per survey number
TNREGINET's "Fees for getting encumbrance certificate for one survey number" lists:
| Head | Fee |
|---|---|
| EC application fee | ₹1 |
| Search fee, first year | ₹30 |
| Search fee, every additional year | ₹10 |
| Additional fee in the computerised period (from 1987) | ₹200 |
| Urgent EC in the non-computerised period | Double the required fee |
Worked example (our arithmetic, not an official quote): a 30-year search that falls fully in the computerised period adds up to ₹1 + ₹30 + (29 × ₹10) + ₹200 = ₹521 for one survey number. Each extra survey number is a separate fee. The free "View EC" on TNREGINET is for information only. See our Tamil Nadu EC guide.
Karnataka EC fee on Kaveri 2.0
The Kaveri 2.0 portal's EC FAQ states: "Application Fee - Rs.10, Search Fee - Rs.30 (1st year) & Rs.10 (for every subsequent year)."
Worked example (our arithmetic on the portal's stated rates): a 30-year search = ₹10 + ₹30 + (29 × ₹10) = ₹330. The portal calculates the final amount before you pay, so go by that figure. Online EC covers 1 April 2004 onwards. For earlier years you apply offline to the Sub-Registrar in Form 22. The portal sends payments to the Treasury Unified Gateway. See our Karnataka EC guide.
Goa Nil Encumbrance Certificate fee
Goa's Registration Department lists the Nil EC under Public Services. The office searches the Mortgage Index, and issues a Nil EC if the property is not mortgaged. Prescribed fees:
| Head | Fee |
|---|---|
| Certificate | ₹100 |
| Per year searched | ₹20 |
| Folios | ₹10 |
Worked example: 30 years = ₹100 + (30 × ₹20) + ₹10 = ₹710. The department's FAQ says certificates "normally" take 3 to 15 days, because they involve a search of voluminous records. Apply at the Civil Registrar-cum-Sub Registrar of the taluka.
Assam Non-Encumbrance Certificate fee
Assam issues a Non-Encumbrance Certificate (NEC) through the Revenue and Disaster Management Department on Sewa Setu. The official service page lists:
| Head | Fee |
|---|---|
| Search fee | ₹20 per year |
| RTPS fee | ₹20 per application |
| Convenience fee | ₹10 |
| Service charge (through PFC/CSC) | ₹30 |
| Printing (through PFC/CSC) | ₹10 per page |
The stipulated time limit is 15 days. You need the up-to-date original land document (patta) and an up-to-date khajna (land revenue) receipt.
Delhi: no fee for the Non-Encumbrance certificate
Delhi's Revenue Department issues a Non-Encumbrance certificate through the SDM or the Deputy Commissioner's office, or online on e-District. Its page says "NO FEE Required" and that certificates are issued in 21 days. You need ownership proof, your own affidavit and an affidavit from two advocates. This is a revenue certificate, not a search of the deed register. Run the registered-deed e-Search on NGDRS Delhi as well.
States where the portal calculates the fee
- Kerala (PEARL): the SOP says payment is "e-payment only". A priority application costs double the normal fee. If the office finds more owners during the search, it asks you by SMS to pay an additional fee. See our Kerala EC guide.
- Odisha: the IGR Odisha EC guide says "the system will display the applicable fees based on the property details". You pay through the Treasury gateway. See our Odisha EC guide.
- Gujarat: on gARVI you choose "Search with EC Report", enter the property and the number of years, pay the fee online and print the report. See our Gujarat EC guide.
Maharashtra and Uttar Pradesh: check portal
- Maharashtra: IGR Maharashtra runs a free eSearch and a separate paid eSearch. The home page links a fee table but shows no per-year rate. See our Maharashtra EC guide.
- Uttar Pradesh: IGRSUP takes Bhaar Mukti Praman-Patra applications online and issues them digitally. Its charter gives the delivery day, not the fee. See our UP EC guide.
Hidden costs and red flags
- Agent "EC charges" of several thousand rupees. Official fees for a 30-year search are a few hundred rupees in the states above. A large quote is the agent's service charge.
- Old fee tables online. Many sites still print figures that do not match the current official tables. Telangana's current table, for example, starts at ₹500, while ₹200 is the figure in Andhra Pradesh's table.
- One fee, several properties. Tamil Nadu charges per survey number. A plot spread over two survey numbers needs two fees.
- Records before online data. Karnataka's online EC starts in 2004 and Tamil Nadu's computerised data in 1987. Older years need the SRO and may cost more.
- Paying for the wrong certificate. A revenue NEC (Delhi, Assam) and a registration-department EC answer different questions. A bank may want one, the other or both.
The fee buys a search of registered documents only. It does not buy a title check. See EC vs full title due diligence and how to check a property for a mortgage or lien.
