State DD & Registration

Last verified 28 Oct 2026 against bhunaksha.rajasthan.gov.in, apnakhata.rajasthan.gov.in (Rajasv Mandal, Rajasthan; e-Dharti) and epanjiyan.rajasthan.gov.in, each opened live on 28 Oct 2026.

Bhu naksha Rajasthan is the state's official village land map at bhunaksha.rajasthan.gov.in, and Apna Khata at apnakhata.rajasthan.gov.in gives the matching jamabandi nakal (land record copy) free, searchable by khata, khasra or owner name. Use the map to see where a khasra sits and what touches it. Use the jamabandi to see who holds it. Neither one proves title on its own, so check the registered deeds and court cases before you buy.

For maps in other states, see bhu naksha online, state-wise. For registered deeds in Rajasthan, see our Rajasthan encumbrance search guide.

Jamabandi, khasra and naksha: what each one is

In Rajasthan the record of rights is the jamabandi. People searching "khasra khatauni Rajasthan" usually mean this record. Khatauni is the Uttar Pradesh name.

RecordWhat it tells youWhere
Bhu naksha (भू नक्शा)Shape, position and neighbours of each khasrabhunaksha.rajasthan.gov.in
Jamabandi (जमाबंदी)Khata holders, their shares, khasra numbers and areaapnakhata.rajasthan.gov.in → जमाबंदी नकल
Mutation (नामांतरण)Each change of holder: sale, inheritance, gift, loan and moreapnakhata.rajasthan.gov.in → नामांतरण की प्रतिलिपि
Girdawari (गिरदावरी)Crop inspection record for the fieldwebgirdawari.rajasthan.gov.in (linked from Apna Khata)

The khasra number is the plot number. It links all four records. Our revenue records guide explains these records across states.

How do I see bhu naksha Rajasthan online?

  1. Open the portal. Go to bhunaksha.rajasthan.gov.in. The page reads "BhuNaksha, Rajasthan" and says it was developed by the National Informatics Centre. Apna Khata's home page also links to it under भू नक्शा.
  2. Click Viewmap. Do not use Login to view a map. Viewmap is the public map viewer.
  3. Pass the security check. On 28 Oct 2026 Viewmap first showed a "Security Verification" page that asks you to confirm you are a human. Complete it in your browser.
  4. Choose the location. Select the district, the tehsil and the other location levels the viewer asks for, down to the village. Use the same names that appear in your jamabandi.
  5. Find the khasra. Enter the khasra number, or click the parcel on the map, and read the plot details.
  6. Save what you need. Note the khasra, its shape and its neighbours. For an official copy, ask the tehsil what it will accept.

About "bhu naksha Rajasthan gov in login": the Login button on the home page is separate from Viewmap. You do not need it to view a map.

About "bhu naksha Rajasthan satellite map": many private sites and apps offer "satellite" land maps. They are not the government record. Use the official portal above.

How do I get a jamabandi nakal on Apna Khata?

  1. Open Apna Khata. Go to apnakhata.rajasthan.gov.in and click जमाबंदी नकल. The page that opens is titled जमाबंदी / नामांतरण प्रतिलिपि (jamabandi or mutation copy).
  2. Choose the district (जिला). The list showed 41 districts on 28 Oct 2026, including the new ones such as Kotputli-Behror, Khairthal-Tijara, Deeg, Didwana-Kuchaman, Phalodi, Beawar, Balotra and Salumbar.
  3. Choose the tehsil (तहसील).
  4. Choose the jamabandi system. Pick ऑनलाइन जमाबन्दी (online jamabandi) for the current record, or चौसाला पद्धति जमाबन्दी for the older four-year (chausala) jamabandi.
  5. Choose the village. Click the first letter of the village name, or समस्त गाँव (all villages), then click your village. Each village appears with two more place names next to it. Make sure all three match your record.
  6. Choose the copy type. Select जमाबंदी की प्रतिलिपि (jamabandi copy) or नामांतरण की प्रतिलिपि (mutation copy).
  7. Choose the period. Select वर्तमान नकल (current copy), दिनांक से (as of a date) or गत नकल (past copy).
  8. Search. Choose खाता से (by khata number), खसरा से (by khasra number) or नाम से (by name), then pick the khata, khasra or name from the list.
  9. Choose the copy. Two buttons appear: नकल (सूचनार्थ) (copy for information) and ई-हस्ताक्षरित अधिकृत नकल (e-signed authorised copy). On 28 Oct 2026 the page also had fields for the applicant's name, address, purpose (प्रयोजन) and mobile number, with a 6-digit OTP. Have your mobile phone with you.

This is the answer to "land records Rajasthan online by name": use नाम से, find the khata, then note its khasra numbers for the map.

Is the online jamabandi nakal valid for a bank or court?

Not the information copy. Apna Khata's home page notice says the copy is for general information. It also says some mutations are not updated at once. So the copy cannot be used as a certified or authorised copy in any court or office. For a certified copy, the notice says to apply at the designated kiosk.

The nakal page now also offers an e-signed authorised copy (ई-हस्ताक्षरित अधिकृत नकल). Before you rely on it, check on the portal whether a fee applies. Then ask your bank, court or registrar whether they accept it.

Use the free information copy to check. Use a certified or authorised copy when a bank, court or registrar needs one.

How do I check mutation in Rajasthan?

Apna Khata has four mutation services:

  • नामांतरण की प्रतिलिपि: a copy of a mutation, in the same jamabandi nakal flow above.
  • नामांतरण के लिये आवेदन करें: apply for mutation online. The application types listed on 28 Oct 2026 were: bank loan, release of a loan (रहनमुक्त), inheritance (विरासत), relinquishment (हकत्याग), gift (उपहार), minor to major, allotment (आवंटन) and court order. The form accepts entries in Hindi only.
  • आवेदन की वर्तमान स्थिति: track the status of an application.
  • नामांतरण प्रतिवेदन: a district-wise mutation report. The report dated 14 Oct 2026 listed 34 districts. Across them it showed 72,91,213 mutations, of which 70,80,206 were decided. The mean time to decide was 12 days and the median was 8 days. These figures change as the report updates.

Notice the bank loan mutation type. In Rajasthan, a bank loan against farmland can be entered in the record through mutation. So read the mutation history, not only the current holder. For how mutation works across India, see our property mutation guide.

What else should I check on Apna Khata?

  • गैर-प्रतिबंधित राजकीय भूमि का विवरण. This page lists government land outside the restricted categories in Section 16 of the Rajasthan Tenancy Act, 1955, district by district, as of 28 Oct 2026. The page says to contact the tehsildar for certified information. If your khasra is near public land, check it. See our government and prohibited land guide.
  • सीमाज्ञान हेतु आवेदन. Apply for boundary demarcation. Do this when the map, the deed and the site do not agree.
  • सहमति विभाजन के लिए आवेदन करें. Apply for partition by consent among co-holders.
  • गिरदावरी विवरण. See the crop inspection record. It shows how the land is used.

What to check before buying land in Rajasthan

  1. The khasra is on the map in the right village. Open Viewmap and find it. A missing khasra or a different village is a stop sign.
  2. The seller holds the khata. Their name and share must be in the current jamabandi for that khasra.
  3. All co-holders join the sale. Rajasthan khatas are often joint. Each co-holder's share must be covered, or a consent partition must be on record.
  4. The mutation history is clean. Read the mutation copies. Look for a bank loan entry with no matching release (रहनमुक्त) mutation.
  5. The areas agree. Compare the deed, the jamabandi and the map. If they do not agree, apply for सीमाज्ञान before you pay.
  6. No government land. Check the government land list for khasras near public land.
  7. The registered chain is complete. Run e-Panjiyan e-Search for the deeds. Then ask for certified copies of older deeds.
  8. No court case. Search by every seller's name, not only by khasra.
  9. Land use is allowed. Farmland used for a house or colony needs conversion. Check that the conversion appears in the record.
  10. For a city plot, check the patta. "Online patta check Rajasthan" searches are about urban plots. Ask the seller for the patta and check it with the issuing body.

For the full list, use our property due diligence checklist. Haryana buyers can compare with our Haryana jamabandi guide.

Common problems with bhu naksha Rajasthan and Apna Khata

  • Viewmap stops at the security check. Complete it in a normal browser. Then retry. Avoid sites that offer to "skip" it.
  • The jamabandi link opens the home page. Open जमाबंदी नकल from the Apna Khata home page, not from an old bookmark.
  • The village is not in the list. Check the tehsil. New districts and tehsils were created, so the village may now sit under a different one.
  • The name search finds nothing. Names are in Hindi, as the record shows them. Look for the Hindi spelling, or try the khata or khasra search.
  • The record looks out of date. The portal warns that some mutations are not updated at once. Get a certified copy.

bhunaksha.rajasthan.gov.in. Apna Khata (apnakhata.rajasthan.gov.in) also links to it under भू नक्शा.

Is the Apna Khata jamabandi nakal free?

Yes. The portal home page says all copies are free. The information copy is not a certified copy. Check on the portal whether a fee applies to the e-signed authorised copy.

Can I check Rajasthan land records by name?

Yes. In the jamabandi nakal flow on Apna Khata, choose नाम से and find the name in Hindi.

What is the difference between jamabandi and khatauni?

Both are records of rights. Rajasthan calls it jamabandi. Uttar Pradesh calls it khatauni. See our UP Bhulekh guide.

What is chausala jamabandi?

Apna Khata lets you choose चौसाला पद्धति जमाबन्दी, the older four-year jamabandi, or ऑनलाइन जमाबन्दी, the current online record. Use the online jamabandi for the current holder. Use the older one to trace history.

Does the bhu naksha or jamabandi prove ownership?

No. They record the plot and its holder. Title is proved through the registered deeds and checked against these records.

How long does mutation take in Rajasthan?

Apna Khata's report dated 14 Oct 2026 showed a mean of 12 days and a median of 8 days for decided mutations, across the 34 districts it listed. Your case can take longer.
