Last verified 28 Oct 2026 against upbhunaksha.gov.in, upbhulekh.gov.in (Rajasv Parishad, Uttar Pradesh), ekhasra.up.gov.in and vaad.up.gov.in (RCCMS), each opened live on 28 Oct 2026.

Bhu naksha UP is the official village land map of Uttar Pradesh, published free at upbhunaksha.gov.in: choose the district, tehsil and village, type the gata (khasra) number in the Plot No. box, and the portal highlights the plot and opens a Plot Info panel with the khata number, area and owner details. The map shows the shape of the plot. Ownership comes from the khatauni on upbhulekh.gov.in. Before you buy land in UP, check both, and then check the revenue court record.

For circle rates, see our UP circle rate and Bhulekh guide. For other states, see bhu naksha online, state-wise.

What is bhu naksha in UP?

"Bhu naksha" means land map. In UP, it is the digitised cadastral map of each revenue village. Every parcel carries its gata number, which is the same as the khasra number in the land record. So "khasra map", "gata map" and "bhu naksha" usually mean the same thing.

The UP map is georeferenced: its notice says it was built by matching the cadastral maps with satellite imagery.

Three records work together in UP:

RecordHindi nameWhat it tells youWhere
Mapभू-नक्शा (bhu naksha)Shape, position and neighbours of the plotupbhunaksha.gov.in
Record of rightsखतौनी (khatauni)Who holds the khata, their share, the areaupbhulekh.gov.in
Plot registerखसरा (khasra)Plot-wise entries by fasli year: soil, current crop and treesekhasra.up.gov.in → खसरा देखें (linked from UP Bhulekh)

For how these records fit together across India, read our revenue records guide.

How do I see bhu naksha UP online? Step by step

  1. Open the portal. Go to upbhunaksha.gov.in. The map opens with a Location panel on the side. You do not need to log in. The Login button is not needed to view a map.
  2. Choose the district. Open the District box and pick your district. Each entry shows a code and the name in Hindi.
  3. Choose the tehsil. Pick the tehsil from the Tehsil box.
  4. Choose the village. Pick the village from the Village box. The village list shows the village code with the name.
  5. Enter the plot number. Type the gata or khasra number in the Plot No. box and select it. The map zooms to the plot.
  6. Read Plot Info. A Plot Info panel opens. In our test it showed the Khata No., the Plot No., the Area in hectare, and the owner details recorded for that khata.
  7. Open the Map Report. Click Map Report at the bottom of Plot Info. It opens a Plot Report page for the plot in a new tab. If the page is blank, reload it.
  8. Add layers if needed. Tick Satellite Layer under Base Map, or Border Length under Custom Layers.

Bhu naksha UP village map: finding the right village

Take the village name and tehsil from the seller's khatauni, not from memory. If the plot number does not appear, you are probably in the wrong village.

Can I search bhu naksha UP by owner name?

Not on the map. The map searches by plot number. To search by name, use UP Bhulekh first (steps below), note the gata number, then open the map.

What does the UP map notice say? Read this before you measure

The UP map shows a four-point notice above the map. In short:

  1. The khatauni area wins. If the area of a gata on the map differs from the area in the khatauni (ROR), the khatauni area is treated as authentic.
  2. Map errors are corrected through the court. A landholder can apply to the court under the relevant sections to correct an area error in the map.
  3. Small errors are possible. The map was made by matching cadastral maps with satellite imagery. The notice says small errors can remain because of the technology's least count.
  4. You can report an error. Parties can report an error through the link on the portal.

So use the map to confirm the plot exists, where it sits and what touches it. For the exact boundary, get the land measured through the tehsil.

How do I check khasra khatauni UP online?

The khatauni is on UP Bhulekh at upbhulekh.gov.in, run by the Rajasv Parishad, Uttar Pradesh.

  1. Open UP Bhulekh and, under भूलेख सेवाएं, click खतौनी (अधिकार अभिलेख) की नक़ल देखें (view a copy of the record of rights).
  2. Choose the district (जनपद), then the tehsil (तहसील).
  3. Choose the village. The list shows each village with its code and pargana.
  4. Choose the khatauni period. Pick वर्तमान खतौनी (current khatauni) or an older fasli-year khatauni from the list.
  5. Search. The portal offers three searches:
    • खसरा/गाटा संख्या द्वारा खोजें: by khasra or gata number
    • खाता संख्या द्वारा खोजें: by khata number
    • खातेदार के नाम द्वारा खोजें: by the khatedar's (owner's) name
  6. Click उद्धरण देखें (view extract) to open the khatauni copy.

For "land record UP online by name", search by khatedar name, note the gata numbers, then open the map.

Is the online khatauni valid? How do I get a certified copy?

The free online copy is for viewing only. The portal's own disclaimer says the data is "मात्र अवलोकनार्थ" (for viewing only), and that a certified copy can be obtained from the tehsil computer centre and CSC or Lokvani centres.

UP Bhulekh also sells a certified extract online: ऑनलाइन पेमेन्ट द्वारा खतौनी की प्रमाणित प्रति प्राप्त करें. The payment screen says a ₹15 payment is needed to download the certified extract, and that one mobile number can make at most 10 successful payments in a month (as of 28 Oct 2026). Check the amount on the payment screen before you pay. The portal's FAQ also says you can check a certified copy with Verify ROR by RoR Id: enter the extract number and it shows where and when the copy was issued.

How do I read the khatauni with the map?

Put the khatauni next to the map and check these points.

CheckKhatauni (UP Bhulekh)Map (UP Bhunaksha)What to do if they differ
Gata numberListed under the khataHighlighted plotStop. Find out which number the deed uses
AreaArea in hectare per gataArea in Plot InfoThe khatauni area is treated as authentic. A big gap needs an explanation

NeighboursNot shownPlots around yoursMatch them with the boundary schedule in the sale deed
AccessNot shownRoads and paths on the mapAsk how you reach the plot if no road touches it

UP Bhulekh's khatauni format also has fields for a bank mortgage (बंधक) and its release (बंधक-मुक्त), and for any pending revenue case about the land. Read those fields. A mortgage with no release is a live question for the seller.

What else does UP Bhulekh show about a gata?

The home page says you can click the gata (unique code) to see the plot's status: whether it is in litigation (वाद ग्रस्त), whether it has been sold (विक्रय), its bhu naksha, and the mutation register (नामांतरण बही). The भूलेख सेवाएं menu has two direct buttons for this:

  • भूखण्ड/गाटे के विक्रय की स्थिति जानें: check whether the plot has been sold
  • भूखण्ड/गाटे के वाद ग्रस्त होने की स्थिति जानें: check whether the plot is under a revenue case

The home page also has सरकारी भूमि खोजें (search government land) and a भूमि प्रकार की सूची (list of land types). Use the government-land search when a plot sits next to a pond, road, grazing land or other public land. See our prohibited and government land guide.

Check revenue court cases on vaad.up.gov.in

A clean khatauni can sit on top of a live dispute. UP's revenue court cases are on the Revenue Court Computerised Management System (RCCMS) at vaad.up.gov.in. On 28 Oct 2026 its dashboard showed 3,080 revenue courts and about 11.49 lakh pending cases. These figures change daily. UP Bhulekh links to an RCCMS search for pending cases by the gata's unique code.

Search RCCMS by the gata number and by the seller's name. Then search civil courts separately, because RCCMS covers revenue courts only. See how to check pending court cases on a property.

What to check before buying land in Uttar Pradesh

  1. The plot exists on the map, in the right village. Search the gata number on upbhunaksha.gov.in. A missing plot or a different village is a stop sign.
  2. The seller is a recorded khatedar. Their name and share must appear in the current khatauni for that gata.
  3. The areas agree. Compare the deed, the khatauni and the map. Remember that the khatauni area is treated as authentic.
  4. No mortgage without a release. Read the mortgage fields in the khatauni. Ask for the bank's release letter if a charge shows. See how to check a mortgage on property.
  5. No pending revenue case. Check the gata status on UP Bhulekh and search vaad.up.gov.in.
  6. No sale already recorded, and not government land. Use the "विक्रय की स्थिति" button and सरकारी भूमि खोजें.
  7. Not under consolidation. If the portal says the village is in chakbandi (यह गाँव चकबंदी में है), gata numbers and boundaries can change. Ask the tehsil before you pay.
  8. The registered deeds match. Pull the registered history from the Stamps and Registration Department. See our UP encumbrance certificate guide.
  9. Land use allows your plan. Farmland used for housing may need conversion. See agricultural to non-agricultural land conversion.

For the full list, use our property due diligence checklist. Buyers in Noida and Ghaziabad should also read property due diligence in Delhi NCR.

Common problems with bhu naksha UP and UP Bhulekh

  • The plot number is not found. Check the village. Then check whether the number has a sub-division in the khatauni, and type it the same way.
  • The khatauni copy does not open for a village. The UP Bhulekh FAQ says this happens when a new khatauni was made (for example after consolidation) and is not yet digitally signed. Wait, or contact the tehsil.
  • Unofficial "bhu naksha UP app" results. Many are private. Use the official portals.

Before you buy

Before you pay a token amount, you can request a title search or legal opinion on legiscore.in. To see what a full report covers, read our 30-year title search report format.
